Site Inspection
When doing a first time or reinspection job, we will perform a comprehensive on-site inspection of the property. The work will include identifying and inventorying qualifying component assets, taking measurements, photographs, and collecting condition assessment data.
The Initial Meeting
All work requiring site inspections will begin with an initial meeting either on-site, by a phone conference call, or through a Zoom meeting. In this meeting, we typically discuss the overall work process, property details, and any relevant issues. For services that do not include a site inspection, the client can request a phone conference call or Zoom meeting at their discretion.
Financial Analysis
For all reserve studies, a financial analysis will be performed. Current reserve financial data, including reserve contributions and fiscal year-end reserve fund balance projections, will be inputted. From there, recommended reserve funding contribution amounts will be calculated using two funding plans (segregated straight-line and 30-year pooled cash flow).
Report Submission & Review
Once the initial draft report is completed, a PDF copy will be emailed for review. At the client's discretion, a follow-up phone conference call or Zoom meeting can be scheduled to discuss and review the findings. If needed, any changes or revisions will be made at this time. Once the client is satisfied with the report, a final version will be submitted.
